Assessing updates for 2024

The Town Assessor is updating properties for April 1, 2024, as completed each year around this time.  The Assessor will be reviewing properties including, but not limited to:

  • Buildings permits issued in 2023 and the beginning of 2024
  • Work that was unfinished as of April 1, 2023
  • Properties receiving depreciation for deferred maintenance
  • Changes in Current Use
  • Timber cuts
  • Land Use approvals (Planning Board, Zoning Board of Adjustments, etc.)

Frequently asked questions:

  1. The Code Enforcement Officer/Building Inspector already inspected the property, why does the Assessor need to inspect, too?
    The Assessor and Building Inspector have been trained for their specific professions.  They look at different aspects of permit work and are each required by law (in their perspective fields) to physically review properties with building permits.
  2. I just purchased the property and have not done any work, why do you need to see the house?   
    The prior owner may have had a building permit or had unfinished work prior to selling.  The condition remains with the property, not the individual owner.
  3.  I completed the work months ago, why does the Assessor need to see it now?
    Assessments are based on the condition of property on April 1st of each year.  For example, the 2023 assessed value was based on the condition of properties on April 1, 2023.  Any work completed after April 1, 2023 and before April 1, 2024 would be reviewed and assessed for the 2024 tax year.
  4. Why wasn't I notified the Assessor would be at my property?
    It can be timely and costly to send out notifications every year to property owners.  If you would like to schedule an appointment to have the Assessor meet you at the property, please contact the Bre Daigneault with the Community Development Department at 603-267-6700 ext. 122; email: BDaigneault@gilmantonnh.org.

The Town Assessor may measure the exterior and/or request an interior inspection if work cannot be viewed from the exterior. 
The Assessor carries a photo ID and will have Town seals on the side of his vehicle.  Inspections and reviews are completed weekdays typically between 8am and 4pm.  If you have any questions, please do not hesitate to contact the Community Development Department at 603-267-6700.  You may also verify the assessor's identity with the Gilmanton Police Department at 603-267-7401.
