Applications & Instructions

Payment in the form of cash or check are accepted. Checks should be made out to the Town of Gilmanton.  At this time, credit cards are not accepted.

Building applications will be reviewed within 3-5 business days.

Requirements for Obtaining a Permit - Please complete prior to filing out an application.

Plumbing Permit application

  • Building permits must be submitted with all associated documents and should be signed by the property owner and/or contractor. 
  • All new structures including (but not limited to) dwellings, garages, sheds, decks, and porches will need a site plan showing the location of the structure on the lot to ensure setbacks from the property boundaries are met. 
  • Site plans, building plans, septic designs, and site engineering should be printed on 11 x 17 (minimally), clear, legible, and to scale.  For smaller projects, the Town's tax maps may be utilized as the site plan.
  • Digital copies of all plans must be submitted via email to the building inspector.  In order to identify the project, the email must contain the property owner's name, property address, and Map/Lot number.
  • Electrical, plumbing, gas, mechanical, and demolition permits do not require a site plan, however, may require Historic District Commission approval.
  • Generator Permits require an electrical and a gas permit.  If within the Historic District, the location of the generator will need HDC approval.
  • Solar Permits now require a building permit and an electrical permit.  Each permit is a flat fee of $50 each.  Ground mounted arrays need Site Plan Review Application Approval with the Planning Board.  Roof mounted panels do not, however, if within the Historic District, the location of the arrays/panels will need HDC approval.
  • Fees- electrical, mechanical, and plumbing are $50 each.  For all other permits, fees will be calculated at the time of permit approval. Once approved you will be notified to pick up your permit at the Town Hall during normal business hours, and payment can be made by cash or check. Click here to review the fee schedule.

NH Energy Code Form (EC1)- This form must be accompany every building permit for a new, added onto, or renovated residential or business space.

Recreational Vehicle Permit Application - In order to reside in a trailer on your property, you must fill out an application and submit it to the Town office. Cost of application is $120.00 per year, and removal of the trailer from Town is required between November 1st and  May 15th.

Town Driveway Permit - This form must be completed and submitted with $25.00 cash or check to the Building Department.

Sawyer Lake Driveway Permit - Sawyer Lake District is comprised of private roads. Their form must be completed and signed by Bob Dow (SLVD Road Agent) and submitted with a permit to build in the Sawyer Lake District.
